Water can affect more than the visible surface. Ask which materials are being checked, where readings are taken, and what the provider will use to determine that the drying stage is complete.
Get clear equipment instructions.
Ask the provider how the drying setup should operate, which doors or windows should remain closed, and who to contact about power interruptions or equipment problems. Do not change a professional setup without discussing it.
Raise contamination concerns before air movement.
If the source is sewage, outside floodwater, or unknown, tell the provider before fans are placed. EPA guidance covers mold, bacteria, and other flooded-home hazards that require attention during cleanup.
Visible growth or a persistent odor needs a conversation.
Ask who is qualified to assess the issue and whether a separate specialist is needed. Do not assume a general drying quote includes mold assessment or remediation. Confirm applicable Texas requirements with the provider.
Before the area is closed up.
- Request the drying completion record and an explanation of remaining work.
- Confirm which materials will be repaired or replaced.
- Keep equipment and moisture records with your claim documentation.
- Ask whom to contact if dampness or damage reappears.
